Professional Background
I began my real estate career as an independent Notary Public, facilitating loan signings and gaining early exposure to real estate documentation and transactional processes. I later joined the title and escrow industry, where I developed a deeper understanding of property records, title matters, and closing procedures. In 2006, I obtained my appraisal license and transitioned into valuation practice, bringing that transactional foundation into a valuation practice grounded in analytical rigor, regulatory compliance, and careful documentation.
I later served as an Appraiser II with the San Bernardino County Assessor’s Office, conducting mass appraisals, tax appeal reviews, property inspections, and market analysis. This experience strengthened my understanding of valuation methodology, tax assessment procedures, and regional market behavior.
All appraisal assignments are developed in conformity with the Uniform Standards of Professional Appraisal Practice (USPAP).
Analytical Valuation
Attention to detail and thorough research are central to my appraisal practice. I believe that credible valuation requires more than selecting comparable sales—it requires understanding market behavior, verifying data, and carefully reconciling the evidence. Every report is prepared with diligence, clarity, and a commitment to producing results clients can rely on.
Geographic Competency
I maintain active licensure and demonstrated geographic competency in both Southern California and Northeast Ohio. My experience includes analysis of rural and large-acreage parcels, established residential neighborhoods, transitional markets, and properties influenced by varying development patterns in both regions.
Geographic competency requires understanding the specific zoning ordinances, land use regulations, regional economic influences, infrastructure availability, and development trends that affect property value. Markets differ significantly between rural townships, incorporated cities, and expanding residential corridors. Ongoing monitoring of local sales activity, municipal changes, and regional economic conditions supports analysis that reflects the characteristics and influences unique to each market area.
A Woman-Owned Independent Practice
Larson Appraisal is a woman-owned, independently operated appraisal practice built on integrity, professionalism, and analytical precision. As the sole appraiser responsible for each assignment, I maintain direct oversight of all research, analysis, and reporting from initial consultation through report delivery. Clients work directly with me throughout the process, ensuring continuity, accountability, and professional discretion.
I maintain active licensure and regulatory compliance in both California and Ohio. All assignments are developed in accordance with the Uniform Standards of Professional Appraisal Practice (USPAP), which require independence, objectivity, and unbiased analysis. Adherence to these standards ensures that each valuation is transparent, well-supported, and defensible.
My approach is straightforward: every property is unique, and every client deserves a clear, well-supported, market-driven valuation developed with care and discretion.
